Q10 Sea Salt Retreat

The Parties. This agreement, entered on the_______________, between ___________(Hereinafter known as the ‘Tenant’) and Josh and Brittany Raymer with a mailing address of 9896 Manor View Drive, Concord, NC 28027 (Hereinafter known as the ‘Landlord’) hereby agree to the following:

  1. Premises. The premise is located at 6001 South Kings Hwy Ocean Lakes Family Campground in the City of Myrtle Beach State of South Carolina.

We are not affiliated with or sponsored by Ocean Lakes Family Campground, L.P. the operator of Ocean Lakes Family Campground, Ocean Lakes Properties, The Jackson Companies or any of their subsidiaries.

  1. Term. The start of this lease shall begin at _________________ and expire at _____________________ in accordance with South Carolina State laws.

  2. Rent. The rent due shall be_________________. $275 cleaning and linens fee plus $300.00 refundable security deposit payable to the Landlord in the following manner:

50% of total is due at booking (if the rental is less 30 days away from booking, booking must be paid in full with security deposit) ______________ via website www.SeaSaltRetreatSC.com .No amounts may be deducted from the weekly rent unless the Landlord consents to in writing.

  1. ____Cancellation Policy. Amount must be paid in full 30 days before arrival (or paid in full at booking if date is less than 30 days away). Bookings cancelled 30 days before the start of the stay will receive a 100% refund. Bookings cancelled at least 14 days before the start of the stay will receive a 50% refund. Bookings cancelled less than 15 days before the start of stay will not receive a refund of any amount.

  2. Act of God Clause: If there is any reason that the beaches shall close in South Carolina or Horry County, or Ocean Lakes closes their campground to rentals then the booking will be paid back in full to the tenant regardless of when the contract is voided.

  3. ____Golf Cart. One golf cart will be included in this rental. Please Read Ocean Lakes Family Campground Polices and Rules as well the Landlords Rules in the Welcome Book upon arrival before driving the provided golf cart.

Tenants will be subject to loss of damage deposit and removal of golf cart from premises if violations occur.

  1. ____Conduct. Tenants will be expected to abide by all rules in the Ocean Lakes Family Campground Conduct and Behavior Policy. In the event that you have a reported incident during your stay, you will be responsible for the fine amount assessed ranging from $500 - $1,000. IN THE EVENT THAT YOU HAVE A REPORTED INCIDENT, YOU WILL BE ASKED TO LEAVE THE CAMPGROUND IMMEDIATELY AND WILL FORFEIT YOUR WEEKLY PAID AMOUNT AS WELL AS BE ASSED A FINE. Any fine not paid in 7 days will result in legal action. These matters are taken very seriously, so please help us keep our home available to you and future tenants who wish to enjoy the family atmosphere at Ocean Lakes Family Campground.

  2. ____Garage/Parking. The Tenant shall have the right to parking spaces located on the Premises. The tenant shall pay $12 per day per vehicle to Ocean Lakes for such parking that is submitted within two weeks (14 days) of check-in. Parking Passes submitted to Ocean Lakes Family Campground within two weeks (14 days) are subject to $15 per day per vehicle. No more than 3-4 vehicles allowed on the premises, trailers are included in this number.

  3. ____Occupants. The following individuals shall be allowed to live in the Premises: The number of tenants shall not exceed 8 to be staying on any given night and shall only be able to use the Premises for residential purposes.

  4. ____Possession. The Tenant shall obtain possession of the Premises on the start date stated in Section II. If not, the Tenant may seek damages from the Landlord.

  5. ____Condition. Tenant understands that they will be accepting the Premises in its “as is” condition. Tenant acknowledges that they have conducted a thorough inspection and found it to be in good repair and condition for the use as a residence. ***If there are any issues then the tenant must contact the owner immediately to avoid losing damage deposit, please take photos*****

  6. ____Alterations. Tenant shall maintain and keep in good condition all appliances, furnishings, and personal property until the end period. If the Tenant damages any part of the Premises due to negligence the Landlord may fix the issue and deduct the amount from the deposit. If amount exceeds the deposit the Landlord will charge the additional amount. Tenant shall not make any modifications without the written consent of the Landlord.

  7. ____Pets. Pets are NOT ALLOWED. Any observance of pets will result in a $300.00 cleaning fee and removal from the property.

  8. ____Smoking. Smoking is NOT ALLOWED. Any evidence of smoking carries a $500.00 cleaning fee.

  9. ____Linens. Bed sheets, comforters, towels, and washcloths are included in the rental and assessed in the cleaning fee. These are laundered offsite by our house cleaner. Beach towels are not provided. There is one king, one queen, one full and two twin beds. Twin beds have a max weight of 150lbs. Tenants are responsible for keeping track of the linens and keeping them in good condition. Any missing or damaged items will be charged from the damage deposit. Tenant can bring their own linens, there is no discount in the cleaning fee.

  10. ____Liability. The Landlord is not liable for any loss or damage to the Tenant’s, or their guests, personal property unless the loss is a direct result of the Landlord’s action. The Tenant is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises.

  11. ____Entry. Per State law the Landlord has the right to enter the property by giving the Tenant proper notice for any repair, inspection, extermination, installation, or any entry deemed necessary. The Landlord will have the right to show the Premises to prospective Lessee’s at the end of the Agreement’s term with notice being given prior to every entry.

  12. ____Subletting. The Landlord does not authorize the Tenant to have the right to sublease the Premises unless written consent is given. The Landlord has the right to withhold consent for any reason.

  13. ____Access. Upon the authorization of this Agreement and all funds being made available through the items checked in Section IV the Tenant shall receive access to the Premises on the start date. Tenant shall not alter any locks or make duplicate keys without the Landlord’s prior knowledge and consent. An entry key code will be sent to the Tenant at 4:00 PM on the start date of lease.

  14. ____Notices. If any official notice shall be sent from one party to another the addresses used shall be the details located ‘The Parties’. If there is to be any change of address it is to be notified by sending notice via mail with return receipt.

  15. ____Inclement Weather. In the case of inclement weather (i.e. hurricane, tornado, flooding, etc.) which results in a government mandated forced evacuation and loss of all or a portion of the tenants scheduled stay, a refund will be made for the nights not occupied. Voluntary departure because of weather and/or beach conditions will not result in a refund of any kind.

  16. ____ Security Cameras. There are cameras on the exterior of the home that record video and audio. Cameras are used intially during check-in to verify number of tenants on premises and if there are pets present.

  17. ____ Parties, large gatherings, unaccounted for tenants. This property does not allow large parties, bachelor parties, bachelorette parties, receptions, ect. Tenants are required to disclose and receive approval from Owner in advance for unaccounted for guests in large numbers to be on the property at any time. Example: Tenant has other family in the campground and would like to host dinner for a party of 15 total people, the house sleeps a maximum of 8. Tenant must notify owner, and disclose the number of guests and when. Failure to do so will result in partial loss of damage deposit. Underage drinking has a zero tolerance policy. Any evidence of underage drinking will result in immedate removal from the property.

  18. ____Governing Law. This Agreement shall be governed by the laws located in the State of South Carolina.
